Even use it while driving – but make sure you use “hands free.” And as Nick adds…”Also by the pool”…”Also on the golf course”…”Even in a restaurant.” Hopefully you get the point – you can use your phone as a sales tool just about everywhere.
Nick Fong believes that the “Mother of all prospecting” is the phone call and text message. Yes, be sure to use all of the other tried-and-true sales tools, like mailers, referrals, and all the other tactics that bring in prospects. But, make sure you focus on the tool that works the best…your phone.
Five tips to phone your way to more sales
There’s an easy-to-remember acronym for these five easy tips to help build your real estate business and get more sales. That acronym is P.H.O.N.E:
P is for Persistence – tip #1
Make a schedule to use your phone one to two hours per day, every day. It will pay off with great dividends. And for sure, there will be setbacks. So treat it like a workout or diet. It takes time to work well. Think of it as a “long game.”
H is for Hear – tip #2
Be sure to listen well, ask questions and take notes – write everything down. That way, you will remember the details for future calls and texts. It always reflects well on you when you remember personal details and ask about them in the future. Also, analyse your notes to build a personal strategy with each individual prospect. In other words, craft your questions and responses so your prospects will stay interested in talking with you. Keep it personal. Write down names of family members, pets, and any other specifics like birthdays and hobbies, to show your interest in them.
O is for Originality – tip #3
Don’t sound like a sales person. Create an original message that will provoke a positive response, before you make that call. It can be shocking, inquisitive, or even funny. It needs to get their attention. Be sure to test it ahead of time. Practice on a friend. Your goal is to hook and engage your prospect on the first call or text and get them to respond. Nick provides an example of the most effective text you can send: “Is this ‘their name’?” With only three words, it doesn’t get any simpler than that. And for some good follow-ups to their response, Nick shares some good ones in his video.
N is for Numbers – tip #4
Know your numbers. In the real estate business, phone numbers are very important. And in Nick Fong’s real estate business, his organization has made 90,000 calls so far this year. He expects to make around 150,000 calls by year end. Also, thousands of text messages have been sent so far this year, with a 31% contact rate. How do you make so many calls and text messages? Use a CRM (Customer Management System). The good ones like BoomTown allow hundreds of messages per day per user. Use technologies and systems to make the process easier and more organized.
E is for Energy – tip #5
The energy you get, is the energy you will get back. If you’re doing your calls with low or bad energy, you will get that energy back. Nick states that your words make up only 7% of you communication. You intonation and your body language make up the other 93%. So make sure you get your energy right, before you make that call or send that text. Stand up, don’t sit. Do some quick exercises ahead of time to build your energy – get your blood flowing. Get your energy right, and it will get you more sales.
